West Point is the largest town within a 15-mile radius. The nearest city is Williamsburg, Virginia, located 30 miles to the south. Customer spotting surveys indicated that the town’s trade area included parts of four counties. Although surveys conducted in 2000 indicated that customers wanted a second grocery store, market analysis showed insufficient demand for another store. However, there was strong development potential for fast food, cards and gifts, laundromat, barber, beauty salon, and women’s clothing. West Point also had moderate development potential for a hardware store, convenience market, shoe store, men’s clothing, delicatessen, and bakery. Customers requested a new hardware store to replace a recently closed store. The town’s Economic Development Director presented the market analysis data to a regional hardware chain. The chain hardware store opened in the vacant grocery store location, along with three fast-food restaurants and a credit union. This retail center, along the widened state highway, is bordered by brick sidewalks and pedestrian scale lighting to visually connect it to the historic pedestrian-friendly downtown.
